Why I Do This

Real estate runs on more than the property itself. It runs on the books staying current, the reporting going out on time, the renovation staying on budget, the portfolio numbers being accurate, and the day-to-day administrative work actually getting done. Most real estate teams are not held back by talent. They are held back by which of those pieces lack real structure, and who is left absorbing the gap. The OPS Flow exists to fix that, whether that means analyzing a problem once, building a system, managing a project through to completion, or carrying a piece of your operations on an ongoing basis.

I believe there is more than one right way for a team to reach its goals. My work is not about replacing what you do with what I would do. It is about looking at what is already there, finding what has been missed, outgrown, or left unsupported, and either fixing it or running it for you going forward.

A Note From Me

I am Mari Torres, the person behind The OPS Flow. I work directly with every client, from the first review through the final handoff. What I enjoy most is digging into a real scenario, a spreadsheet of expenses, an investor report, a set of field service quotes across different regions, and figuring out what is actually driving the numbers. My background is in real estate and finance operations, and I bring a Lean Six Sigma approach to every engagement, looking for the root cause of a problem rather than a quick patch.

The OPS Flow was built on more than a decade of hands-on operations experience across real estate, finance, and service environments. We understand what it feels like to manage a team without documented processes, to keep things moving when nothing is set up to make that easy, and to be the person everyone depends on because no system exists to share that load.

Our approach is grounded in Lean Six Sigma analysis, which we apply consistently across every engagement, whether it’s a one-time analysis or a full systems build. Where ongoing improvement is needed, we draw on continuous improvement principles rooted in Kaizen, the Japanese philosophy of change for the better. Kaizen is not a single fixed method; the right approach depends on what a given operation actually needs. What stays consistent is the care we bring to each step of the process, so that what we build is effective and sustainable, not simply presentable. This is why we don’t come in looking to overhaul everything. We identify what isn’t working, build what’s missing, and hand it off cleanly, through small, focused, intentional changes that create lasting improvement.
